Dusty built houses for twenty years before he started inspecting them. Framing, insulation, sheetrock, roofing, finishing. We know what's behind the walls because we've put it there.

When we work for you, you're getting more than just a report. We go through the house. We find what's wrong and what's not. And we explain what we found in words that make sense.

Buyer home inspection

Full inspection following InterNACHI standards of practice. Every accessible system gets checked, from the roof to the foundation. We start with the neighborhood and lot, then work the exterior, then go inside and work from the basement up through every floor to the attic.

Plan on 1.5 to 4 hours depending on the size and age of the home. When we're done, we walk you through findings on site. We'll show you where your shut-offs are, where the filters go, and how your major systems work. That's not extra. That's part of the job.

You get a written report with photos within 24 hours, typically same day. Wide-angle shots so you can see exactly where each finding is, then close-ups of the issue itself. Pictures are worth a thousand words. Follow-up questions welcome anytime by phone or video call.

Pre-listing inspection

Same scope as a buyer inspection. Same report. The difference is timing.

When you get inspected before listing, you get a laundry list of items to address on your own schedule, at non-rush contractor pricing. You control the narrative instead of having issues surface during buyer negotiations when you have no leverage and no time.

Especially worth doing for homes over 30 years old or homes that show visible wear. You know your house better than anyone, but you also see past things every day that a buyer's inspector won't. Better to find out now.

What we're looking at during an inspection

These are real photos from real inspections. This is the kind of thing that gets missed when your inspector hasn't built houses.

The bruising shows up as dark circles where the granules got knocked off. Once those granules are gone, the mat underneath breaks down fast. This roof is on borrowed time.

An exposed wire with no cap, no box, no protection. This is a primary safety hazard. Not something to put on a list for later.

Freeze-thaw cycles did this. Water gets into the concrete, freezes, expands, and breaks it apart over years. In Minnesota, this is something we're always looking for.

This is current, not old. You can tell by the color and the dampness. Could be a roof leak, could be condensation from poor ventilation. Either way, it needs to be traced and fixed before it rots the sheathing.

A GFCI outlet that's wired wrong won't trip when it needs to. Near water, that's a serious problem. We test every one we can reach.

Sometimes obvious, sometimes hidden by curtains or blinds. A cracked pane means the seal is gone too, which means you're losing heat all winter.

Slow leaks under sinks cause more damage than fast ones because nobody notices them. By the time the floor feels soft, the subfloor is already compromised.

Moss holds moisture against the shingle surface. Over time it works under the edges and lifts them. Once a shingle lifts, water gets underneath and the damage accelerates.

If this valve pops, the discharge needs to go to the floor or a drain. Not into the air, not sideways, not capped off. This is a safety item, not a cosmetic one.

What's not included

An inspector can only report on what's physically visible. We can't see behind walls, under floors, or underground. If we can't access an area, it won't be in the report, and we'll tell you that clearly.

We don't currently offer septic system checks or radon testing. Both are on the plan for the future. For now, we refer those to qualified specialists. That is their wheelhouse, not ours.

We also don't provide cost estimates for repairs or advice on whether to buy or not buy. We identify problems and give you the information. What you do with it is your decision.
