Most of the homes we inspect in Duluth were built before 1955. Nearly half the city’s housing stock, about 17,000 homes, went up before 1940. That’s not a problem by itself. Older homes were often built with solid lumber and real craftsmanship. But they’ve been through 80-plus years of Lake Superior winters, and what matters now is how well they’ve been maintained and updated along the way.
What a Home Inspection Covers in Duluth’s Older Neighborhoods

In Duluth’s older neighborhoods, the original electrical is often knob-and-tube wiring. Some of it has been updated, some hasn’t, and some has been partially updated in ways that create their own problems. We check the panel, trace what we can see, and note where the old system is still active.
Plumbing in pre-war homes is typically galvanized steel supply lines and cast iron drains. Galvanized lines corrode from the inside over time and restrict water flow. Cast iron holds up well for decades, but once it starts to go, it goes fast. We check visible sections and note the material so you know what you’re working with.
Foundations in hillside neighborhoods deal with slope and water pressure that flat-lot homes don’t see. Cracks aren’t unusual in old block and stone foundations, but the pattern and direction of the cracking tell us whether it’s cosmetic settling or active movement. We document what we find with photos and locations so you can get a structural opinion if needed.
Lake Superior and Your Roof
Duluth weather is its own thing. The lake drives moisture, wind, and snow loads that are different from even 20 miles inland. Ice damming on the eaves is one of the most common issues we see, and it’s usually a ventilation problem, not a roof problem. When the attic isn’t ventilating properly, heat builds up, melts snow from underneath, and the meltwater refreezes at the eave where the roof is cold. Over time that ice works under the shingles and into the structure.
In a winter inspection, we can’t always see shingles or flashing under two feet of snow. But the snow itself tells us a lot. Bare spots mean heat loss. Even snow coverage means the insulation is working. Ice ridges at the eaves mean the ventilation isn’t. We note what we can see and what we can’t, and we’re clear about it in the report.
Minnesota requires 60-inch frost footings in this part of the state, Zone 1. Additions, attached garages, and decks are common places where footings may not have gone deep enough. If they didn’t, freeze-thaw cycles eventually make it obvious, but by then the damage is done.
Duluth’s Housing Market
The median home value in Duluth is around $243,000, with sale prices reaching $292,000 as of 2024. The market has been tight. The city’s own housing study projects a need for over 8,700 new units by 2035 just to keep up with demand. That means buyers are often competing for older homes that need work, and a thorough inspection before you commit is worth more here than in a slower market.
About 60% of Duluth homes are owner-occupied, with the rest split between rentals and a small number of vacant properties. If you’re buying an investment property, the inspection conversation is different but the standards aren’t. You still need to know what’s there.
