We cover a big territory. Dusty grew up building houses across this part of the state, and he knows the construction patterns, the soil conditions, and the weather that affect homes in each area. A house on the North Shore deals with different problems than one in the Brainerd Lakes area or down toward the metro. That matters during an inspection.

Lake Superior shapes everything up here. Moisture, wind off the lake, heavy snow loads, and older housing stock in the port cities. Ice damming is common. So is foundation work from the deep frost line.

Iron Range

Mining towns with solid old housing stock. A lot of these homes were built well, but they've been through decades of hard winters. Heating systems work overtime up here, and basements tell the story of every spring thaw.

I-35 Corridor

This is our home stretch. Willow River is right on this line. The corridor runs from Carlton County down through Pine County and into the north metro. Mix of newer builds and older rural homes, a lot of them on well and septic.

Lake cabins getting converted to year-round homes, seasonal places that sat empty for winters, and newer construction around the lakes. Each one inspects differently. A cabin that was never meant for January is a different conversation than a new build in Baxter.

Minnesota weather and your home

Minnesota has two frost zones. Zone 1, which is everything north of the metro, requires 60-inch frost footings. Zone 2 in the Twin Cities and south requires 42-inch. We check additions, attached garages, and decks to make sure footings went deep enough. If they didn't, freeze-thaw will eventually let you know, and it won't be subtle.

In winter, we can't always see shingles or flashing under two feet of snow. But the snow tells us a lot. Bare spots mean heat loss. Even snow means the insulation is doing its job. Ice dams on the eaves mean the ventilation isn't. We note what we can and can't evaluate, and we're clear about it in the report.
